Your kids have all grown up and gone off to college or gotten jobs and homes of their own, and you and your spouse are left with more house than you need. A lot of couples find themselves in this situation. At this point in your lives, you've probably started thinking about selling the house, buying a smaller place, and retiring there. Before you jump in with both feet, though, there are some things you should keep in mind.

First, you need to assess your finances and see how much you are able to spend. Chances are good that the house you're selling has accrued a lot in equity over the years, and this money is a great nest egg. Selling your current house will give you more money to put towards your new home. If you are retired, you need to keep in mind that spending too much on a house now can come back and hurt you later. A fixed income means you have to be careful with your housing budget, and going over this limit can lead to serious financial problems in the future.

Second, you have to pick a place you are willing to live in for the rest of your life. If you don't like the cold, it would probably be a bad idea to settle down in Chicago. So you have to figure out an area in which you could happily live for quite awhile. Keep in mind that your money will go further in some areas than others; that being said, you shouldn't compromise on where you want to live just so you can afford a bigger house. Choose a house that's the right size for you.
