First,  never work with a company that guarantees that they will be able to readjust or modify the mortgage rate.  Nothing is ever guaranteed in these negotiations.  Second,  work with an organization that has been around for awhile.   A group that has been around for many years will be more reputable than an organization starting up immediately to take advantage of the recent economic crisis.
